Tax Collector

The Office of the Tax Collector is responsible for the billing, collections, record management and receipt reconciliation of Secured, Supplemental and Unsecured property taxes. The Tax Collector’s staff is available to assist individual taxpayers and mortgage professionals with questions regarding tax status, defaulted or delinquent tax payments, lot line adjustments, tax clearances, mobile homes, and payment plans for delinquent property.

 

Secured taxes are levied on real property, such as land and structures attached to land. Unsecured taxes are based on the value of personal property, such as business fixtures, boats and aircrafts. Supplemental taxes are an adjustment in the value of real property.

 

Melinda Casillas is also the County Treasurer and the Public Administrator.

COVID19 Penalty Waivers are now available!

This has been a very challenging time for our community and country and I would like to say thank you to those taxpayers that were able to pay the 2nd installment of their property taxes that were due 04/10/2020. Your payments help to continue to fund vital services.

 

We will continue to honor tax payments without penalty charges for installments through the current Shelter in Place (SIP) order due to end 05/03/2020. This does not apply to installment payments due prior to 03/01/2020.

 

Should you have been charged a penalty during this timeframe, please request a COVID19 Penalty Waiver form. If you need further consideration, please contact our office.

 

Our lobby hours will continue to be 8:30 – noon, Monday through Friday, during the SIP order.

the San Benito County Tax Collector will only be open for business

8:30 AM to 12:00 Noon

 

We encourage you to consider paying your secured property taxes that are due by April 10th, delinquent taxes, and/or any taxes that are not paid through your mortgage impound account, in one of the following ways:

 

  • ON-LINE with credit card or e-check at  COSB.US/TAX
  • ON-LINE Check payment though your financial institution.  Please be sure your assessment number is included in the information/description section.
  • PHONE  1-855-338-6302
  • MAIL – Be sure to have it postmarked by April 10th
  • DROP OFF  your payment through our door slot

2019-2020 CORRECTED Secured Tax Bill 

It recently came to our attention that not all the voter approved special assessment charges were included on your 2019-2020 Secured Tax bill. A technical error occurred with the county’s third party property tax software during file transmission. Corrected bills are in the process of being printed and will be mailed to you shortly. If you have already paid one or both installments, you will receive a new bill only for the difference. If your lender forwards your payment to us, we will notify them of the correction. The corrected amounts are available on-line.

***NEW*** COUNTY BUSINESS LICENSE

The voters of San Benito County approved Measure H, the San Benito Business License Tax, in November 2018. This tax took effect July 1, 2019 in the unincorporated area of the County.  Businesses operating in the unincorporated area of the County are required to have a Business License on display at their principal location of operation, unless the business qualifies for an exemption.

PROPERTY TAXES DUE
Secured tax bills are mailed on or before November 1st, to all property owners, at the addresses shown on the tax roll. If you own property in San Benito County and did not receive a tax bill by November 10th, you can print a copy of your bill from this website.  Click on “Tax Bill, Online Payment and Receipt” located on the right side “Links” menu and follow the instructions.

To change your mailing address please contact the Assessor’s Office at (831) 636-4030.

 

FIRST INSTALLMENT of taxes is due and payable on November 1st, and will become delinquent if not paid by 5:00 pm, or the close of business, whichever is later, on December 10th; thereafter a 10% penalty will be added.

Both installments may be paid when the first installment is due.

 

SECOND INSTALLMENT of taxes is due and payable on February 1st, and will become delinquent if not paid by 5:00 pm, or the close of business, whichever is later, on April 10th; thereafter a 10% penalty and $26.00 cost fee will be charged. The second installment can not be paid until the first installment has been paid.

 

CREDIT CARD PAYMENTS

Credit card and e-check  payments will not be accepted at the office window.  Credit card and e-check payments will only be accepted on-line or over the phone.

 

UNSECURED TAXES are due by 5:00 pm on August 31st. If August 31st falls on a Saturday, Sunday or a legal Holiday, the time of delinquency is 5:00 pm on the next business day. Failure to make payment in full by the stated delinquency date will result in a 10% penalty.  Other charges and fees may be incurred.

 

FEE SCHEDULE

The San Benito County Master Fee Schedule ordinance No. 972 has been approved to adopt increases and reductions in certain county fees.  A link to the current Tax Collector fee schedule is below.
